Schedule of Dilapidations
Brear Associates were commissioned to inspect a retail property in Workington in Cumbria. The existing 25-year lease was held by a national retailer and was coming to end as they were locating to a new out of town development. The property was inspected, and a fully costed Terminal Schedule of Dilapidations prepared and served on the Tenant. The large property was fitted out for retail use on the ground and first floor with storage in a part basement.
The second floor was used as a storage room. The Terminal Schedule of Dilapidations included wants of repair to the roof where slates were coming off the roof and exterior repairs to all elevations. The interior was worn and in need of repair and decoration. A financial settlement was agreed with the outgoing Tenant.
