Schedules of Condition

Brear Associates prepared a Schedule of Condition for a leading Formula One team who were taking a lease of part of a building adjacent to their main premises.  Brear Associates prepared a detailed room by room and external Schedule of Condition which could be attached to the lease to limit the repairing and decorating liabilities of the lease.

The Schedule of Condition was then used at the end of the lease period to limit the repairing obligations (Dilapidation claim).  The Teams Facility Manager advised us that our Schedule enabled them to reduce the claim to almost zero due to the depth and detail recorded in our Schedule.
